It doesn't work in all cases, but when it does, we can fully capitalize acquisition and transaction fees leaving the buyer with a zero net cash in acquisition and usually enough for limited enhancement within the bridge phase. Our objective is to fund 110% to 120% of the acquisition price.

Initial AssessmentThis is where we find out how we might be able to use our special approach and capacity to support the needs of your target acquisition. if we can use our Leveraged Buy Out process, we are ready to proceed.
Technical Appraisal and Due DiligenceWe will review the project in depth to determine the availably strategies. You must have performed necessary investigations. When requested, we will provide a comprehensive Due Diligence process. We coordinate third party evaluations, attorneys and land professionals to help assure the investment is appropriate for our requirements. We will know if this is the right deal for you.
Leveraged TransitionWe buy the project and place it in your name. In this phase, we may allow selected items of field enhancement to help you with the final stage.
Final Take OutOnce the title is transferred and when you are ready we will arrange the final take out. This removes the bridge, leaving you with clean title a reasonable interest rate and a sane balance sheet. Optimizing your equity and returns is our chief goal.
